Insulating basement walls is one of the cheapest ways to make a basement comfortable, and it has to happen before drywall goes up. The right choice keeps moisture out of the wall as well as heat in. Most 2026 projects cost $1.50–$3.50 per square foot of wall installed.

Basement insulation cost by type (2026)

  • Rigid foam board (XPS or polyiso): $2.25–$3.00 per sq ft installed
  • Closed-cell spray foam: $3.00–$4.50 per sq ft for 2 inches
  • Fiberglass batts with vapor barrier: $1.25–$1.75 per sq ft (riskier on concrete)
  • Rim joist sealing: $7–$12 per linear foot

Best insulation for basement walls

Building scientists favor foam against concrete: rigid board taped at the seams, or closed-cell spray foam. Both block moisture so the wall can't grow mold. Fiberglass alone against a concrete wall tends to trap damp air, which is why many codes now discourage it.

What R-value do you need?

  • Warm southern states: R-5 is often enough
  • Most of the US: R-10 continuous or R-13 in a stud wall
  • Cold northern states: R-15 continuous or R-19 in a stud wall

Check your local code — it sets the minimum, and it's what the inspector will look for.
