Labor is usually half or more of a basement project. Seeing what each trade charges helps you check quotes and decide what to do yourself. These are typical 2026 US labor-only prices, before materials.

Basement labor cost by trade

  • Framing: $2.50–$3.50 per sq ft of floor
  • Electrical: $3–$4 per sq ft
  • Plumbing for a new bathroom: $5,000–$8,000
  • HVAC extension: $1–$2 per sq ft
  • Drywall hang and finish: $3.50–$5 per sq ft of floor
  • Painting: $1.25–$2 per sq ft
  • Flooring install: $2–$3 per sq ft
  • Trim and doors: $1–$2 per sq ft

Total labor for an 800 sq ft basement is usually $17,000–$25,000, plus 15–25% if a general contractor runs the job.

General contractor or manage trades yourself?

A general contractor schedules trades, handles permits and inspections and takes responsibility for the result. Managing trades yourself can save the 15–25% markup, but you own the schedule, delays and any gaps between trades.

Labor you can safely DIY

  • Painting
  • Click-lock LVP flooring
  • Demolition and cleanup
  • Installing trim (if you're handy)

Leave electrical, plumbing and gas work to licensed pros. Most areas require it for permits.
