Home Renovation Cost in Georgia: Scope & Budget (2026)

Separate a cosmetic refresh from a whole-home renovation before comparing Georgia budgets.

A home renovation in Georgia can mean painting and replacing floors, or opening walls for a new kitchen, bathrooms and systems. Those are not comparable projects. Before looking for an Atlanta, Savannah, Augusta or rural Georgia average, write down which rooms and systems are actually changing.

Choose Georgia, the project type, finish tier and the area actually included in your scope.

Georgia Home Renovation Cost Calculator

A whole-home example, not a Georgia price survey

For an illustrative 1,000 sq ft whole-home project at the calculator’s midrange tier, the assumed baseline is $95 per sq ft. That is $95,000 before applying the existing 0.93 Georgia planning factor, giving $88,350. This is a broad construction scenario, not the cost to renovate every 1,000 sq ft Georgia house. Permit fees, a contingency reserve and unpriced exclusions must be checked separately; do not add a kitchen or bathroom budget again if that scope is already covered.

Choose the scope before choosing a square-foot allowance

  • Cosmetic refresh: paint, floor finishes and selected fixtures, with systems and layout retained. Use the matching paint or flooring tools rather than pricing every foot as a full renovation.
  • Room-based remodel: list kitchens, bathrooms and living areas separately. Count the area once and state what each room allowance includes.
  • Whole-home renovation: specify demolition, finish replacement and system work. Confirm whether roofing, HVAC, exterior repairs or additions are included; the label alone does not establish that.
  • Addition or structural work: obtain a project-specific design and estimate. An interior renovation rate is not a foundation or structural design allowance.

Georgia-specific questions to put in your scope

  • Atlanta-area projects: confirm parking, delivery access and association requirements where applicable. Do not assume all metro addresses use the same permit office.
  • Savannah-area or historic homes: check property designation and applicable review before altering visible exterior features. Historic review is address- and scope-specific, not a statewide charge.
  • Crawlspace homes: inspect moisture, floor framing and access before budgeting bathroom or kitchen plumbing changes. Slab houses need a different drain-relocation scope.
  • Known leaks or humidity problems: price the cause and repairs separately before replacing finishes. Do not treat new paint or flooring as moisture remediation.
  • Rural properties: confirm crew travel, delivery charges and septic or well implications when adding fixtures; these are bid questions, not automatic price premiums.

Who handles renovation permits in Georgia?

Georgia adopts statewide minimum construction codes, while local governments administer and enforce them and may require permits. Ask the city or county serving your exact address about building and trade approvals, inspection stages and any historic review. Verify the contractor’s applicable license and insurance separately. A statewide calculator cannot reproduce every local fee schedule.

Read the state explanation of local enforcement, then check your city or county requirements.

Turn a preliminary budget into comparable contractor proposals

  • Send the same room list, photos, measurements and finish specifications to every bidder.
  • Separate demolition, construction, systems, materials, fees and exclusions. Record whether tax and delivery are included.
  • Ask for a written process and rates for concealed damage instead of an unlimited repair allowance.
  • Keep a separate reserve and identify allowances already counted so contingency and room budgets are not added twice.
  • Confirm procurement responsibilities, inspection milestones and which rooms remain usable during construction.

Frequently asked questions

How much does a home renovation cost in Georgia?

It depends on the work, not just house size. Our 1,000 sq ft broad midrange scenario gives $88,350 from $95 per sq ft and a 0.93 assumed factor, before separately checked fees, reserves and exclusions. A cosmetic refresh is a different scope and should not use that full-renovation rate.

Is renovating outside Atlanta always cheaper?

No. Travel, contractor availability, delivery and hidden repairs can offset any assumed regional difference. Compare written quotes for the same scope rather than treating a state factor as local market evidence.

Can I apply the whole-home rate to a new addition?

Not reliably. An addition may need foundation, framing, exterior enclosure and system connections that are not established by an interior renovation allowance. Obtain an addition-specific estimate.
