- Lock materials early; special-order lead times cause the expensive kind of idle crew day.
- Prefer refinishing to replacing where the finish is sound — cabinet refacing, tub reglazing, floor refinishing all shift the ratio toward materials.
- Bundle trades into one mobilization instead of spreading small jobs across the year.
- Confirm the bid includes permit fees and disposal; in dense metros both are large enough to matter.
Does an Expensive Metro Hurt Your Return?
Not usually. High-cost renovation markets tend to be high-value housing markets, so resale recovery roughly keeps pace with the higher spend. The real risk is over-improving past what the block supports — that penalty is identical everywhere.
