Per-room pricing is how most homeowners actually shop for interior painting — not by square foot. The good news is that room types are predictable enough to price reliably: painters know a 12x12 bedroom takes about a day including prep, two coats and trim, and they price accordingly.

Average Painting Cost Per Room in 2026

  • Bedroom (12x12): $350-$650
  • Primary bedroom (14x16 with ensuite-sized trim): $450-$800
  • Bathroom (5x8, walls only): $200-$400
  • Kitchen (walls and ceiling around cabinets): $400-$800
  • Living room (15x20): $600-$1,100
  • Hallway or entry: $250-$500
  • Add ceilings to any room: +$1.00-$1.75 per sq ft of ceiling

These ranges assume two coats, standard 8-foot ceilings, mid-grade paint and normal prep. Vaulted ceilings, dark-over-light color changes and heavy wall repair push any room to the top of its range.

What Moves the Price Up or Down

  1. Coats: a third coat or a deep color change adds 30-40% to labor.
  2. Condition: heavy patching and sanding can add $100-$250 per room.
  3. Ceilings and trim: quoting walls-only is the classic low-ball move — check what's included.
  4. Furniture: empty rooms price lower than rooms the crew has to work around.
  5. Region: the same bedroom runs roughly $425 in an average-cost metro and $650+ in coastal cities.

How to Compare Quotes Fairly

Ask every bidder the same three questions: how many coats, what paint brand and line, and whether prep includes patching and caulking or just a wipe-down. A $350 quote for one coat of builder paint over unprepped walls is not cheaper than a $550 quote for two coats of a washable mid-grade — it's just less work.

The cheapest paint job is the one you only pay for once. Buy the labor, upgrade the paint.
