Most people know their home's square footage, not their roof size. The good news: you can turn one into the other with three adjustments — stories, overhangs and pitch. That's what this estimator does.
From living area to roof area
- Divide living area by the number of stories to get the footprint
- Add about 15% for eaves, overhangs and an attached garage or porch
- Multiply by the pitch factor: 4/12 = 1.05, 6/12 = 1.12, 8/12 = 1.20, 12/12 = 1.41
- Add 5% for a simple roof, 15% for dormers and valleys
Example: a 2,000 sq ft single-story home at 6/12 is about 2,000 × 1.15 × 1.12 × 1.05 ≈ 2,700 sq ft — 27 squares.

- Architectural asphalt: $5–$7 per sq ft installed with tear-off
- Metal: $12–$16 per sq ft
- Tile: $13–$18 per sq ft
- Two-story homes add roughly 5–10% for staging and safety
