What drives the local difference

  1. Crew labor rates: roofers in high-cost metros earn 30–50% more per hour
  2. Permits: $150 in many rural counties, $500–$1,200 in large cities
  3. Disposal: landfill tipping fees vary threefold between states
  4. Code: hurricane zones (Florida, Gulf Coast) and snow zones (Colorado, New England) require extra fastening, ice barrier or wind-rated shingles
  5. Season and demand: storm-season backlogs can add 10–20% in hail-prone areas
