Roofing Financing Calculator: Monthly Payments for a New Roof (2026)
A new roof rarely shows up when your savings account is ready. Here's what financing really costs, month by month.
Part of these guide hubs
Roofs fail on their own schedule. When a $12,000–$20,000 replacement lands on you, financing can be the difference between fixing it now and patching leaks for another winter. The trick is knowing the real cost before you sign.
What financing a roof costs
Financing $12,000 at 9.5% for 10 years is about $155 a month, with roughly $6,600 in interest. Shorten it to 5 years and the payment rises to about $252, but interest drops to around $3,100.
Your main financing options
- Roofer or manufacturer financing — fast approval, sometimes 0% promos, but watch for deferred interest
- HELOC or home equity loan — usually the lowest rates, uses your home as collateral
- Personal loan — no collateral, funds in days, higher rates
- Credit card — only for small repairs you can pay off quickly
- Insurance claim — covers storm or hail damage minus your deductible
The 0% promo trap
Many roofer plans are deferred interest: if any balance remains when the promo ends, you're charged all the interest from day one. The calculator shows the monthly payment that clears the balance in time — pay at least that.
How to use the calculator
- Enter the total roof cost from your quote.
- Add your down payment or insurance payout.

What credit score do I need to finance a roof?
Many roofer programs approve from the low 600s; the best rates usually need 700+.
Is it better to finance through the roofer or a bank?
Compare the APR and total cost. Bank or credit-union loans are often cheaper; roofer plans are more convenient.
Does a new roof add enough value to justify a loan?
A new roof typically recovers a good share of its cost at resale and can lower insurance premiums. See our roofing ROI calculator for numbers.
