Roofing Quote Calculator: Is Your 2026 Roof Quote Fair?

You've got a number from a roofer. Is it a good deal, a fair price or a stretch? Here's how to tell in about two minutes.

Most homeowners get one or two roofing quotes, look at the bottom line and go with their gut. That's how people overpay by $3,000 or more — or, worse, hire the cheapest bid and pay for it later in leaks. A roofing quote calculator gives you a fair-price yardstick before you sign.

Fair roofing prices in 2026 (installed, per sq ft of roof)

  • Asphalt shingles: about $3.75–$6.75
  • Standing seam metal: about $8.50–$15.50
  • Clay or concrete tile: about $9.50–$18.00
  • Flat membrane (TPO/EPDM): about $5.50–$11.50
  • Cedar shake: about $7.50–$13.50

Steep roofs (8/12 pitch and up) usually add 15–20%, and big-city ZIP codes can add another 10–30%. These are our own typical 2026 estimates — use them as a yardstick, not a quote.

How to use the calculator

  1. Enter your roof area — not your home's floor area. If you only know floor area, multiply by about 1.3 for a typical gable roof.
  2. Pick the material and say whether the roof is steep.
  3. Type in the quote you received and your ZIP code.
  4. Read the verdict: suspiciously low, low but possible, fair, high, or well above market.

What a fair quote should list

  • Tear-off of how many layers, and disposal
  • Decking replacement price per sheet (so surprises are capped)
  • Underlayment type, ice-and-water shield, drip edge and flashing
  • Shingle or panel brand and product line
  • Permit, cleanup, and both the manufacturer and workmanship warranty

Red flags in a roofing quote

Way under the low range

Very low bids often skip tear-off, reuse old flashing, or come from crews without workers' comp. Ask what's missing.

One lump sum, no details

Big deposit up front

10–30% at signing is normal. More than half before materials arrive is a warning sign.
